About Modern Gym Design

I’m Annie Epstein, founder of Modern Gym Design. I design residential, multifamily, and commercial gyms. I work closely with homeowners and builders on new builds, restorations, and refreshes.

My background spans both training and design, which means I understand how gym equipment performs over time and with use. With that knowledge, I select the right equipment for the space. However, not all gym problems come from equipment. They come from crowded layouts, poor spacing, and rooms that were never truly designed.

Modern Gym Design creates modern, beautiful gyms that are clearly designed spaces, not utility rooms filled with equipment.

What I focus on:

Layouts with correct spacing and equipment clearances
Gyms that feel open and intentional, not overstuffed
Flooring and equipment selected for frequent use in multifamily and commercial settings
Design decisions that stay fresh as the space is used heavily
Gyms that work with the architecture and interior design of the surrounding space

I collaborate closely with homeowners and builders to make sure the gym feels like a real room—one that works properly and is truly impressive.

How I work:

Early collaboration on layout and overall design direction
Equipment and flooring selected with both use and aesthetics in mind
Planning that accounts for residential, multifamily, and commercial environments
Clear design judgment so builders and owners know the space won’t feel dated, crowded, or compromised later

The result is a gym that functions well and continues to feel modern, well-designed, and impressive over time.
